Montreal home inspection prices – How much should my inspection cost?
So you’ve made an offer on a property… Now it’s time to have it inspected! Montreal home inspection prices can vary drastically, so how much should you be paying for a home inspection?
What should I get for my money?
Like most things, it depends.
If you are in the market for a home inspection you will want to get a few quotes. Some home inspectors charge a flat rate, while others may charge a price based on size and age of the home. Prices can vary between $250 -$750 and may be as high as $1200. Price will generally be based on factors such as inspector qualification and/or services provided. Be sure to ask your inspector about certifications and insurance when speaking with them for the first time.
Services such as mold and radon gas testing may or may not be available with every inspector, and usually are offered for an additional fee.
While both are important to have inspected, there is much less to see during a condo inspection, than a century old farmhouse. The price of the inspection may vary depending on whether it is a small condo, or a multi unit dwelling for investment purposes.
The standard home inspection covers a number of components and systems. It is however limited in its non-invasive approach. If you or your inspector suspects a hidden problem, or the seller has disclosed an issue which warrants further investigation, then you may want to employ the services of a specialist. Be prepared for the fact that you may need to have a second opinion, and that it may cost more.
How do I choose the right inspector?
Unlike most professionals you hire, you probably won’t meet your inspector until the appointment. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods, and pricing. Ultimately, a quality home inspection depends heavily on the individual inspector’s own effort. So make sure you choose an inspector you are comfortable with, and who has the qualifications to perform a thorough inspection.
